What is Home Inspection?
A home inspection is often called as the non-invasive examination of a home related to the sale of a home. A home inspector carries special equipments and tools to examine the condition of a particular home. Many home inspectors also use home inspection software’s for examining a home. There is no score or passing grade given for any home inspection.
The home inspection is equally important for the buyer and seller. In Canada and United States it is mandatory that the contract to purchase occurs only after the home has been examined by a home inspector. In many states and provinces, home inspectors are required to be licensed, but in many states the profession is not regulated at all. However, anyone entering this field should be properly trained in this field and must posses a license.
A home inspector in the United Kingdom (or more precisely in England and Wales), is an inspector certified to carry out the Home Condition and then produce a report based on his observations. It is expected, however, that they will be required to carry out the Energy Performance Certification, which remains a mandatory part of the packs.
Home inspectors are required to complete the ABBE Diploma in Home Inspection to show they meet the standards set out for NVQ/VRQ competence based assessment (Level 4). At the time of writing (July 2006?) nearly 3,000 candidates who have registered with training and assessment centers. The government has suggested that between 7,500 and 8,000 qualified and licensed home inspectors will be needed to meet the annual demand of nearly 2,000,000 home information packs.
A home inspector examines various facets of a home such as basement, chimney, wall, floors, ceilings, windows and doors. After careful assessment of all these parameters a report is prepared by the home inspector.
